Foundation, Waterproofing & Drainage
Basement & Foundation Waterproofing
Below-grade water entry, treated at the building envelope.
Waterproofing is the work we do at the building itself — the foundation wall, the floor slab, the cold joint, the crack, the penetration and the below-grade envelope where water is still finding its way in. Basements leak for reasons that can be found: hydrostatic pressure at the footing, a cold joint, a foundation crack, a window well without drainage, or vapor drive through masonry. Waterproofing starts with identifying which of those is actually happening on your property.

Investigation
- Interior mapping of entry points and staining patterns
- Exterior review of grade, downspouts, window wells and hardscape
- Moisture readings on affected walls and floor assemblies
- Photo documentation of every observed entry point
Waterproofing scopes we perform
- Interior waterproofing at foundation walls, slabs and wall-floor joints
- Exterior waterproofing and below-grade membrane detailing where excavation is the right answer
- Foundation crack and cold-joint treatment appropriate to the crack type
- Sealing of penetrations, tie holes, window wells and below-grade openings
- Interior perimeter drainage tied to a sump system, where the water is already reaching the foundation
- Sump pump installation, replacement and discharge routing
- Crawl-space wall and floor water management
Building-envelope moisture control
Not all below-grade moisture arrives as bulk water. Vapor moving through masonry and slabs, condensation on cool foundation walls in summer, and unmanaged humidity in a closed basement all produce damp conditions without a visible leak. We separate those mechanisms before recommending a scope, because they call for different corrections.
How this differs from Drainage Solutions
Waterproofing treats water at the structure. Drainage Solutions treats water on the site before it ever reaches the structure — grading, downspouts, swales, French and curtain drains and discharge routing. The two are complementary, and many properties need both. Where reducing site water would shrink the waterproofing scope, we will say so.
Structural cracks
Cracks that indicate structural movement are outside a waterproofing scope. Where we observe conditions that suggest structural involvement, we document them and recommend evaluation by a licensed structural engineer before water-management work proceeds.
