Washington, DC Moisture, Restoration & Waterproofing Services

Row houses, older masonry and dense lots.

Washington's building stock is dominated by attached masonry row houses, converted flats and older institutional buildings on small, tightly bounded lots. Those conditions concentrate water: party walls that share a moisture problem, below-grade living space carved out of an original cellar, and almost nowhere on the site to send roof and surface water.

Local building context

What makes water behave the way it does here

Attached masonry and party walls

In a row house, water entering one property does not stay in one property. Shared party walls, common foundations and adjacent downspout discharge mean a moisture source can originate next door. Our investigation follows the water rather than the property line, and we document what we find on both sides of a shared assembly where we can access it.

Below-grade living space

A large share of DC basements were originally cellars and later finished as living space or rental units. Those conversions often sit directly against original masonry with limited or no waterproofing detail, so vapor drive, seepage at the wall-floor joint and summer condensation show up as recurring damp, odor and finish damage.

Small lots and limited discharge

Where there is very little yard, there is very little room to move water. Downspouts terminate against the wall, areaways collect, and hardscape sends runoff back toward the foundation. Site water correction in the District is usually about routing and interception rather than regrading a large yard.

Older institutional buildings

Churches, daycares and community facilities in the District are frequently decades old, in continuous use, and cannot easily close. Work in those buildings is scoped around containment, phasing and documentation for boards and committees.
